I’ve listed the steps I take when helping a homeowner prepare to list their home for sale. It’s a simple process, and you can do it yourself or feel free to reach out to me if you’d like additional support.

5 Steps To Prepare Your Home For Today’s Real Estate Market

  1. Honestly Assess Each Room in Your Home

  2. Make a Plan

  3. Roll Up Your Sleeves and Start Clearing Items Out

  4. Put The Rooms Back Together (aka Staging)

  5. Add Decorative Accessories To Complete The Look

  6. Deal with Your Stash

 

Step 1: Honestly Assess Each Room in Your Home

Grab a notebook and pen and put on your neutral, objective hat. Start by naming the room and listing the room’s function.

Now take some time and walk through your home room-by-room and answer these questions:

  • What purpose does this room serve?

  • Does it reflect that purpose?

  • Does it feel crowded as I move through the room?

  • What items don’t belong or aren’t helping the room function well?

Step 2: Make a Plan

Make a list of those items in each space that don’t fit the room’s function/purpose, or make it too crowded, or aren’t really doing anything in the space.

Remember, you're selling the square footage of your home, not the items in it. Removing extra items will make the room feel more spacious and more valuable to buyers.

Step 3: Roll Up Your Sleeves and Start Clearing Items Out

Begin by getting rid of the items that you know will not be taken with you to your new home.

Remove the items that don’t serve a function/purpose in each space and gather those items in one place. This will be the stash of items you “shop” from later when staging each space.

 

Step 4: Put The Rooms Back Together (aka Staging)

Start with the furniture layout and change the layout to give each space optimal flow.

If you find you need additional furniture once the furniture has been rearranged, like a side table by an armchair for instance, shop your stash first. Look at those items differently than they were used before. That goes for rooms as well.

Sometimes switching a living room with a dining room can really help the flow and function of the home.

Look at your home with fresh eyes and ask yourself, “How would this best appeal to a buyer?”

Step 5: Add Decorative Accessories To Complete The Look

Now that the big pieces are in place and you’re happy with the layout, the final step is to add those final touches that pull everything together.

Again, start by shopping from your stash and using what you already own. If you still need an item that you don’t have, then you can ask a friend to borrow it or shop at a thrift store. I’ve been amazed at all the home decor items I’ve been able to score when shopping second hand!

 

Step 6: Deal with Your Stash

Now it’s time to make a decision about any of the items not used in your stash. Why didn’t it get used?

There are typically 3 action steps to take when deciding on what to do with those items:

  • Keep it because you will use it in the next home

  • Donate it because someone else will appreciate it

  • Trash it because it’s broken, outdated, etc.

Try to keep the emotion out of your decision. Do you really like the item or are you just hanging on to it for sentimental reasons? You will feel guilty admitting that you don’t like it and have never really liked it. Let it go. You will always have those special memories associated with it even when it’s gone. If you’re worried about it, you can even take a picture as a keepsake to add to a photo album.
